What are the application requirements?
Congratulations on finding the perfect apartment! To finalize your reservation and complete your file, we require the following items:
• Completed Applications: We need a completed application from all occupants over the age of 18. Anyone under the age of 18 must be listed as a dependent of the Lease Holder.
• Application Fee: A non-refundable application fee is required at the time of submission. Fees vary based on community requirements and can be paid online.
• Verification of Residency: If you currently rent, please provide a copy of your most recent rental ledger.
• Income Verification: We require proof of income showing that the applicants’ gross monthly income is at least 3 times the monthly rental rate. Accepted documents include:
• Copies of 2 current pay stubs
• Bank statements
• A signed offer letter or employment contract
Evaluation Criteria All applicants are evaluated based on four main criteria:
• Credit History
• Verification of Residency
• Criminal Background
• Income Verification or Student Status
Please Note: Your apartment is not fully reserved until we receive all required documents, your application is approved, and your lease is signed.
What fees are due when submitting an application?
To submit your application and secure your apartment, the following fees apply:
• Application Fee: $65 per adult applicant.
• Holding Deposit: $299. This amount secures your reservation and will be credited towards your security deposit at move-in.
• Administrative Fee: $100. This is a one-time, non-refundable fee that is due at move-in.
What is the security deposit?
Depending on your credit approval, your security deposit will be between $500 and 1.5 times the monthly rent.
